				<div class="et_pb_text_inner"><p>You may have heard from people in Costa Rica that when trying to sell your property you should only do ‘Open Listings’. An Open Listing is one where you hire a real estate agent or real estate office to help you sell your property, but you still reserve the right to sell it yourself or list it with many different real estate companies and see who sells it first. You would only pay the agent or office that sells the property, or would pay no one if you sold it yourself. The major problem with this strategy is that it does not encourage the sharing of properties between agents.</p>
<p>When I get an Open Listing, I place it on my real estate webpage and hope that I get someone that calls me directly on that property. If another agent from a different company were to call me and ask me if I knew of any properties that match what their client is looking for, I will only mention the ones that are Exclusive Listings&#8230; Why? Because if I mention to that agent that I have a property for sale and that agent catches wind that it’s an &#8220;Open Listing&#8221;, this agent will probably cut me out of the transaction and go to the seller directly. So, that is the reason real estate agents in Costa Rica don&#8217;t share Open Listings with other agents.</p>
<p>In the past, an Open Listing was your best option, as we did not have a database of properties to share. But now things have changed in Costa Rica, with new tools being brought to the market by the Costa Rican real estate boards. These tools are not new, and they have been used in other countries for decades. One of the best tools that I have used in my 22-year real estate career was the MLS system in the United States. The MLS system, or Multiple Listing System, is a database where agents can place their Exclusive Listings and share them with other agents that may have a buyer for the property being advertised. Costa Rica now has an actual MLS system called OMNI MLS. This system allows me to upload properties and share them with other agents all over the country and the world. Agents all over Latin America use the OMNI MLS system, so they can collaborate with us to sell your property.</p>
<p>When I place a property on the MLS here in Pavones Costa Rica, all Costa Rican agents that are part of the OMNI MLS will have access to the listing information, including the description, the surveys, the photos and even the videos. Not all agents are members of the real estate Board though, and you need to ask yourself, “Why?” The Board make sure that your agent is an honest person. They conduct background checks, want letters of recommendation, require a minimum of a high school degree, as well as other requirements, just to allow a real estate agent access to the OMNI MLS. They also provide resources in teaching agents the laws of this country. This ensures that your agent is of higher quality than most.</p>
<p>In my professional opinion, an Exclusive Listing will always give you a higher chance of selling your property, faster and for the most money, since it gets put into a database where thousands of agents have access to it, not just one or a few. Another cool feature of Exclusive Listings that get placed on the MLS is called IDX, or Internet Data Exchange, which allows all the agents to place these properties directly onto their websites. The MLS even helps us with international marketing through listing syndication, which is when properties get automatically sent to other top international websites, like Realtor.Com/International. Also, if you picked a top agent, like myself or my partner, you will get the same high-quality professional photos and descriptions distributed throughout, putting forward a unified message.</p>
<p>Another important tool that we have now is called WASI, which is a CRM, or Customer Relationship Management system, that connects agents together. With one click on WASI, an agent can send me all their listings and receive all of mine. We also now have WhatsApp groups of realtors, where we share properties with each other… but not the Open Listings.</p>
<p>Yes, with an Exclusive Listing you will have to pay a commission to your agent, even if you find the buyer and sell the property. But that commission amount can be reduced or negotiated, you just have to ask. For example, if I charge a client 6% for an Exclusive Listing and that seller finds me the buyer, then I will handle the entire transaction and make sure that it closes. I will also reduce my fee to just 3%, since the seller helped me locate the buyer.</p>
<p>Let’s be real here&#8230; your goal is to sell your property. So if you end up having to pay an agent, it’s a good problem to have, as it means your property sold. Most agents, like myself, don’t charge anything unless the property sells. An Open Listing is inferior to an Exclusive Listing, as far as the marketing goes. So now I will leave you with a few “Pros and Cons” of each type of listing:</p>

<li>Agents not coordinating with each other (Sometimes a price drop may not be communicated to all agents and different prices may be displayed)</li>
<li>Agents will not share their listings with each other in fear of being cut out (commissions are not shared on Open Listings between agents)</li>
<li>No international marketing, just the agent’s webpage</li>
</ul>

<p><strong>Pros of Exclusive Listings</strong></p>
<ul>
<li>Listings are shared with all agents, much more exposure</li>
<li>The marketing will be consistent throughout all the different webpages and platforms (So choose an agent with marketing skills and a drone!)</li>
<li>International marketing through portals, like Realtor.com/International</li>
<li>Sharing listings through WASI</li>
<li>Sharing listings through agent WhatsApp groups</li>
<li>Sharing listings through social media</li>
</ul>
<p><strong>Cons of Exclusive Listings</strong></p>
<ul>
<li>If you hire a bad agent, they may not share the listing with others or on platforms like the MLS</li>
<li>You will have to pay some commission, even if you sell it yourself</li>
<li>If you hire an agent with poor marketing skills, that will be the content that gets distributed</li>
</ul>
<p>&nbsp;</p>
<p>So, as you can see, an Exclusive Listing with an experienced professional, like myself, is a much better marketing strategy than listing it with several agents as an Open Listing. Yes, it may sell as an Open or Exclusive Listing and in the end the commission amount that you pay will be about the same. Remember, commissions are 100% negotiable, and some agents charge less than others or may cut you a break if you get a lower offer than expected, just ask.</p>

				<div class="et_pb_text_inner"><p>So perhaps you are interested in buying a house or a lot to build on in southern Costa Rica in an area like Pavones, Pilon or Zancudo. Well if you are, how do you know what the zoning restrictions are? Yes, even in the jungle there are certain restrictions that you need to abide by in order to not get fined or your property taken away or demolished. In Costa Rica, a Plan Regulador describes the zoning and its boundaries on a map and rules for that zone. It is basically a giant survey of the area with most of the major landmarks, like major creeks, rivers and also has building restrictions, rules and laws that go along with zoning.</p>
<p>The picture above is the official Plan Regulador for the area of Pavones, Costa Rica. It shows where the protected areas are, where the maritime zones are, and also talks about specific zoning, like protected areas. When buying a piece of land in Costa Rica, it’s a good idea to verify that you can do what you want to with the property. For example, it would be a terrible experience to buy a property in Pavones with the intent of making it a business, only to later find out it’s zoned for residential&#8230;. Likewise, it would be a bummer if you bought what you thought was a residential property only to have someone put up a loud bar next door (some folks may like that but the majority don&#8217;t). With the help of a good real estate agent and a good attorney you can avoid making a huge mistake. I like to put a period of ‘DUE DILIGENCE’ on any offers when I represent a buyer because during this period of time we can verify that the property is zoned for the intended use. A ‘due diligence’ period is similar to an inspection period on US purchase contracts and is a predetermined period of time in which the buyer may cancel the purchase agreement if the buyer feels the property is not an adequate fit. <p>Some areas don&#8217;t actually have a plan regulador yet and it’s up to the municipality to pay for the survey and some have not yet done that. A good example of an area without a plan regulador is Zancudo. Playa Zancudo is a beautiful area full of very diverse wildlife and amazing beaches, not to mention the Coto River with its massive crocodiles, so it’s a no-brainer why people want to move to the area. Heck, people have lived in the area and built houses on the beach for well over 60 years. Playa Zancudo has some very nice houses right up on the beach, yet none have titles. That’s right, not a single one as far as I know has a title. In Zancudo it goes even a bit further&#8230;. Zancudo does not have an official Plan regulador and therefore can’t issue concessions either &#8211; so it’s a big mess. Would I still buy an untitled property in Zancudo? Yes, I would because those houses have been there before these laws came into effect in the area and the local government has added municipality water and electricity to these houses. Some of them are luxury houses and the last thing that the Costa Rican government wants to do is make more people homeless. They would literally have to destroy hundreds of homes. The other good thing is because of the title issues in Zancudo, the properties are dirt cheap. For example this property https://kwpavones.com/properties/23-House-Casa-Rosa-Zancudo-60704-USD249-900/ is only $249,900 &#8211; it’s large and right on the beach. This property would run you into the $500k+ range anywhere else in Costa Rica and in some select beaches in Guanacaste that house would cost you a million dollars! The zoning in the south is still a work in progress but as a Keller Williams-Costa Rica real estate agent, I plan on helping you make an informed decision.</p>

				<div class="et_pb_text_inner"><p>Okay, Okay… so perhaps the world isn&#8217;t coming to an end due to Covid-19, but it will definitely be heavily impacted as it already has. Many millions of people will lose their jobs. If the projections are correct, then countries like the Unites States will suffer a great deal of casualties in the 100&#8217;s of thousands and perhaps well over a million people may lose their lives worldwide, especially in under developed countries. By no means am I suggesting that the U.S. is less advanced than Costa Rica but it sure is more crowded. I have been a ‘doomsday prepper’ for about 15 years now. When I lived in Florida I owned a large arsenal of weapons like AR-15&#8217;s, AK-47&#8217;s and sniper rifles. I also owned things like straw water filters that you could literally drink water from a dirty puddle and it would filter it through carbon inside the straw giving you fresh drinking water. I learned to hunt by going to Florida&#8217;s wildlife management areas and camping out overnight. Yes, I was a hunter but would only kill what I was going to consume. There was no killing for sport, I would not hang any trophies in my house and in my experiences, I actually find people that hunt for sport to be not very nice people, to put it frankly. I didn&#8217;t even like hunting deer because I thought they were so cute and there were not many in the WMA where I went to hunt. There was one creature that I hunted and that was wild hogs because they were invasive and caused massive amounts of damage to Florida&#8217;s ecosystem. They were also nasty little creatures that were dangerous so they added a bit of excitement compared to the cute white tailed deer. More and more I realized that if something really bad happened, the amount of people and the large amount of those that owned guns such as myself, would pose the biggest problem in a real world survival situation. If the disaster was caused by a war, Florida had many military installations that would be targeted by nuclear weapons. If it was a virus pandemic, the large amount of people would make it a sure thing that you would eventually get sick. The shortages of food would follow along with looting and robberies. I realized that it would turn chaotic very quickly.<o:p></o:p></p>
<p>I have always loved Costa Rica. I was born in the small town of Coronado near San Jose and as a kid I remembered playing in the rivers and jungles in my area. I remembered playing hide-and-go-seek in the jungle and I was really good at it. Now, the town where I grew up is all built out and the river is polluted. I started trying to find an area where the water and air were still clean and it would not break the bank. I also liked being close to the beach, as I lived in Miami Beach from the time I was 8 years old till my mid 30&#8217;s. When a friend of mine, also a prepper, told me he had found such a place and in Costa Rica, I was super excited. It turns out he had been surfing most of his life and his travels had brought him to a secluded town called Pavones, Costa Rica. He shared stories of how secluded it was with me and I was very excited. It’s not for those that want to party all the time (there are no prostitutes or clubs so don&#8217;t come here for that), it’s not for those that want to go to different restaurants all the time (yes, we have a few restaurants but they don&#8217;t have air conditioning nor are they fine dining or anywhere near). The roads are all dirt and some you will need a 4&#215;4 to get through. The people are super friendly and, unless you get into bad things like drugs, you won’t get into any trouble at all. It’s so secluded that hearing a plane or a helicopter is rare. There are about 4 police officers and they usually have nothing to do because there is very little crime (some minor petty theft and those thieves are forcibly evicted from the town). Pavones and the surrounding towns like Zancudo, Pilon, Cuervito and Punta Banco have super clean rivers that you can swim in and are surrounded by mountains full of wildlife. There is no hunting in Costa Rica but there is plenty if the situation ever got dire. There is also no commercial fishing so the Gulf (Gulfo Dulce) is full of giant fish which you are allowed to catch and eat. The rivers are not full of fish since the local indigenous people fished them out long ago but there are some small fish and lots of giant shrimp (more on that later). I decided to sell all of my guns and ammo, I kept all of my survival gear and I also sold my house and moved to the jungle in Cuervito, Costa Rica.<o:p></o:p></p>
<p>I have now been living here 1.5 years, the move was not easy but it was effective and was done cheaper than with a moving company. We sent a shipping container with our stuff (if you would like me to write a blog about how we did that please mention it in the comments) and we rented a house in Punta Banco until the home we were building in the mountains of Cuervito was ready. Now here I am, super glad that we moved because of what I see happening around the world with the effects of Covid-19. The U.S. and Europe are particularly being hit hard at the time this blog was written. The infections in the U.S. are in the hundreds of thousands compared to Costa Rica with just 396 and only 3 deaths. Costa Rica has taken this very seriously from the beginning and closed schools, restaurants, bars, clubs and all non-essential businesses early on. Costa Rica also banned driving and put in a mandatory stay-at-home order. Here in the Pavones area we can still go outside because we don&#8217;t have many neighbors. I have one neighbor that is about 200 feet from me and the next one is about a half mile away. We have trails in the mountain that we can walk through without seeing a single human. My property is almost 2 acres and has a creek in the back. Our water (and mostly everyone else&#8217;s) is from a well so we don&#8217;t depend on city water or sewers (we have septic tanks). We get around on ATV&#8217;s and dirt bikes for the most part, although I do own a 4&#215;4 truck also. You can have legal firearms here contrary to popular belief, however you will have to jump through several hoops to get one including a psychological test to prove you are sane and capable of owning a firearm. You are limited to 4 firearms and most people don&#8217;t have one so you really don&#8217;t have to worry about some lunatic running into your child&#8217;s school to gun everyone down. On my property I grow a lot of my own food and what I don&#8217;t have I can barter with the locals for. I have built a bow out of Pau D&#8217; Arco tree (which is also an excellent medicinal tree that boosts your immune system and even fights cancer) in the event I have to hunt any of the local wild animals like wild Peccaries! We sometimes go spear fishing in the oceans and rivers for fish, lobster and shrimp. Giant game tuna is also abundant here. And in an unprecedented event I feel like we are set up perfectly. We have gained the trust of the local people by being truthful, honest and good people. I help them and they help us. We no longer feel stuck in the rat race as the properties are incredibly affordable and the yearly property taxes are peanuts when compared to what we paid in Florida. 				<div class="et_pb_text_inner"><p>This is one of my favorite properties that I have currently on the market in southern Costa Rica. This property is great for entertaining friends and family. Its Ideal for retirees, a single person or empty nesters. Many expats usually ask me if its hard to become a permanent resident in Costa Rica and one of the easiest ways to do that is with the investment of $200,000 in Costa Rica in the form of a business or real estate purchase. That means that this property would qualify to make you a permanent resident in paradise. Costa Rica is one of the safest places on earth to live in thanks to its relatively low crime and similar laws to the U.S. Costa Rica is also a very stable country with a government that protects foreign investment. So how safe is Costa Rica? Its safe enough that I moved from a very nice house in Palm Harbor Florida to Southern Costa Rica with my wife and two young children. We live on a mountain top similar to the one this property is on where our children can walk around the jungle and play in the rivers with minimal and sometime no supervision. Just so you can feel even safer this home has a camera system installed and a security gate with camera and intercom. The current owner also owns the adjacent lot also of 1.4 Hectares and can be combined with this one for a total of 2.8 Hectares. In Costa Rica you can live the healthy lifestyle that you have been dreaming of. The water on this property is from a deep well and is probably one of the purest waters on the planet. It already has exotic fruit trees and you can add your own organic garden to it. The fresh air at the top of this mountain will make you feel better almost immediately. The amount wildlife in this area is unbelievable. There are parks nearby including Piedras Blancas National Park and the Golfito National Wildlife Refuge where you can see some of the most exotic animals. Want to see the wildest place in Costa Rica, that would be Corcovado National Park and its only 2 hrs away. Costa Rica has a shortage of luxury homes in the deep south and its mostly because the area is rustic and rugged so its hard to build here. Have no fear as this home is already built (it was built in 2014) but is still relatively new. Another cool feature about this Jungle house for sale is that you are only 15 minutes from downtown Golfito where you can enjoy restaurants, bars and an active night life. 				<div class="et_pb_text_inner"><p>When buying a home in Costa Rica, there are some things you need to look out for. I’m going to go through some of these with you in the event you are buying a home here&#8230;and this doesn’t only apply to my area of Pavones, it applies to all of Costa Rica.</p>
<p>Buying beach-front property in Costa Rica, whether in Pavones, Pilon, Zancudo, Punta Banco or some other area of Costa Rica can be a little tricky. Titled property is not a given in Costa Rica. There are many owners that don&#8217;t have a title to their property. I myself recently bought a lot that the owner did not have a title or a plano catastro (an official survey), but I knew what I was getting into and decided to buy it anyway. And that is ok as long as you are aware of it. In my case, I bought a parcel of property from a guy that had been squatting on the property for about 40 years. The property was bought by an American a long time ago and he is no longer allowed to enter Costa Rica, so the local Ticos squatted on the property and claimed it as their own some 40 years ago. Just like in the States a squatter can claim your property if you leave them there for a period of time and in Costa Rica that period is 10 years. So I basically bought squatter&#8217;s rights. Here in Pavones, Costa Rica there are a lot of properties that don’t have title for that same particular reason. I bought a lot knowing that I may not ever have a title to it but I am still allowed to build on it and use it until the courts resolve the issue. That said the law is clear that after 10 years of possession the property is basically yours after the right legal steps are taken through a qualified attorney.</p>
<p>Another challenge that you may run into is the ZMT or Maritime Zone. The first 50 meters of real estate are for all to enjoy, no one but the government is allowed to own it. No one has a title or a concession to this area (more on concessions in a bit) and no one is allowed to build on it. If you bought something here you will surely lose your money as the government can come in and tear it down whenever they want. The next 150 Meters are the ZMT maritime zone. This doesn’t apply to all coastal areas in Costa Rica as some are designated beach towns like Golfito and Jaco. You can own and build on those areas, however the majority of coastal towns do have a ZMT zone. This zone cannot be owned, it can only receive a concession, which is like a long term lease and usually for 20 years. They can be renewed and usually are, however it&#8217;s not a guarantee. Foreigners are not allowed to have concession, however there is a way around this and it requires a corporation. One of the owners of the corporation has to be a Tico and the other can be you (the foreigner). The attorney can set it up where you have controlling rights over the corporation so that only you make decisions and only you are allowed to sell it. Many people erroneously believe that the measurement of the ZMT is from the hightide line, but that is not true.  It is actually measured from the middle of the low tide and the high tide lines, which can make a huge differnece since Costa Rica has substantial tides changes</p>
<p>Hiring a contractor in Costa Rica can be a little scary especially knowing that a construction license is not required. Make sure you get plenty of references. The average cost of building in Costa Rica is between $400-$600 per square meter and it can be more if you make your home luxurious. If building in the Pavones, Zancudo, Pilon and Punta Banco areas I would be more than glad to assist. How can I help? Well I have an active construction license in Florida and have been involved in many construction projects throughout the years. The picture you see above is my home being built in Pavones, Costa Rica. I found a great group of contractors to work with and I can seriously vouch for them. I make sure to check-in often  on the construction project and taught the local builders a few tricks of my own, since they are not used to building a la Americano. For example, in my area of Pavones not many contractors use CPVC for your hot water&#8230;. they use PVC for everything which it&#8217;s not healthy for you as the glue comes off when the water is heated and you can end up drinking chemicals along with leaky plumbing. I also taught them to vent the drain pipes through the roof so that the water flows through the drains better.</p>
<p>Another way you can lose your money is by not using a real estate agent that can research a lot of these things ahead of time for you. A quality real estate agent is not hard to find in Costa Rica. All you have to do is look for an agent on one of the two real estate boards. The CRGAR, which I am a member of, and the CCBR which is the other respectable real estate association. We share all of our listings with each other and have an MLS system that is not for profit, it’s to serve our customers better. To qualify to be a real estate agent in Costa Rica you have to be a citizen or a permanent resident allowed to work. You also have to be registered with the government of Costa Rica to prevent money laundering and fraud to be a real estate agent in CR. Only the real estate agents that belong to the CRGAR and the CCBR are held to the highest of standards&#8230;.. The same standards that are observed by the National Association of Realtors in the States&#8230;</p>
<p>So when you come to buy a property in Pavones, use an agent that will actually have a standardized purchase agreement that has been written by an attorney. We also use escrow companies to hold your escrow deposit, as we find the traditional way of giving a 10% deposit to the owner of the property with just a handshake is a little risky. If looking in my area of Pavones, Cuervito, Zancudo, Punta Banco and Pilon, I would be more than glad to help you find your perfect property while making sure you are protected and know what you are getting into.</p>

				<div class="et_pb_text_inner"><p>I am originally from the town of San Isidro de Coronado in the central valley of Costa Rica, about 30 minutes from the capital, San Jose. When I was a kid growing up there in the late 70s and early 80s, I remember playing with my cousin Freddy in the jungles and rivers adjacent to my grandmother’s house. We used to swing across the river from the vines that hung from the trees. We used to travel all the way up the river with our rubber boots on while we explored the jungle. These days that river is so polluted that I would not dare put my foot in it, even with rubber boots. It turns out that as the town got more populated the municipality did not keep track of where people were discarding their garbage and waste water, so the river beside my grandmother’s house is nothing like what I remember.<br />
After those days of playing in the river next to my grandmother’s house, I spent a lot of time in the U.S. I graduated high school, then went on to earn a Business Administration degree. I have an uncle that is very successful in business and I always admired him for it, even though he came from a poor family. Knowing that in business the sky is the limit, I decided to get into real estate. At the time, the real estate market in Miami was booming, agents were making thousands of dollars at a time buying and selling real estate, so it seemed like a perfect time. Florida requires real estate agents to be licensed, so after I got mine I thought I knew everything about real estate and the truth is that I had only scratched the surface. It turns out there is so much more to real estate than what meets the eye. They teach the laws required to hold a license but they don’t actually teach you how to survive and make money…That is something that you must figure out on your own. Luckily, I am decently ‘book smart’ and can actually learn pretty much anything from books. This started my yearning for learning about everything that had to do with real estate. I’m sure I still don’t know everything about real estate but I did know enough to make me a top-producing agent in the last two firms that I worked with.<br />
While I was having great success in real estate and extremely happy in my marriage (yes my wife may read this…) something was missing somehow. I have always wanted to move back home and let my kids play in the rivers like I did. This is what brought us to Pavones, Costa Rica. Its pristine and untouched, the locals here did not make the mistakes that were made in other areas of Costa Rica by dumping garbage and sewage into their rivers. We considered many different locations to purchase in Costa Rica. We knew we wanted to be near the beach since we like water activities, like surfing and paddle boarding, so we compared Jaco, Hermosa, Flamingo, Samara, Tamarindo, Manuel Antonio, Dominical, Golfito and our last stop Pavones. While all of those beach towns were really nice, I found that Pavones was the most rural and hardest to get to and that is what made it the most pristine environment I had ever been in. The air was so clean, the water in the rivers was crystal clear, the mountains were full of exotic wildlife, and we were all on board that Pavones was the place for us. There were no websites that we could look at to find properties though. No international real estate agents at all. The closest international real estate agents were in Dominical and Ojochal, about 2-3 hours away from Pavones, so they did not work the Pavones area. We found the ideal location up in the mountains by talking to the locals and having a few different people show us properties they knew about.<br />
Being a Realtor since 2002 in Florida, I was shocked at how unorganized the buying process was. I talked to someone on the phone that agreed to sell me their lot if I send them money. We had no contract, no escrow, just an email to communicate with the seller. Back in Florida I decided that I was not going to send someone a bunch of money without having a contract in place. So I dissected one of the Florida FAR/BAR contracts and I used my electronic signature service to send the contract to the seller after I explained to him that I felt uncomfortable without the agreement in writing. He signed it and I started researching the property on the Costa Rican registry to make sure he was the proper owner and that all was good to go. It was a bit complicated since at that time I had never researched any property in Costa Rica but I figured it out. We closed on the purchase in July of 2018 and we moved to Pavones in January of 2019.<br />
During the purchasing process, I realized that I needed to bring some sort of organization and cohesion to the real estate market in Pavones. I started trying to figure out how to become a real estate agent in Costa Rica and it turns out that any Costa Rican citizen can be a real estate agent as long as they register with the government. So why weren’t there more real estate agents in Pavones? Well, it turns out that it takes more than just wanting to be a real estate agent. You have to become a marketing expert, a business expert, an expert negotiator, an accounting expert and you also need to know the laws of the country. I started doing research on Costa Rican real estate laws, property rights etc.…. During my research I figured out that there were two respectable real estate associations in Costa Rica, the traditional CCBR (Camara de Corredores de Bienes Raices) and CRGAR (Costa Rica Global Association of Realtors). They were both holding their agents to a higher standard and since I was already a member of the National Association of Realtors, the international CRGAR made the most sense to me.<br />
As it turned out they were holding real estate classes in Playa Flamingo, Costa Rica the following month, so I jumped at the opportunity. In those classes I figured out that what I was missing most was Costa Rican laws. I was already a marketing and business expert, however what was a ‘ZMT zone’? These classes were taught by a Costa Rican real estate attorney and the president of the CRGAR association. It turns out that the president of the association, Mr. Allen Lungo happens to also run Keller Williams Costa Rica and gave me a brochure about joining his team. In my opinion, Keller Williams had the best marketing program in Costa Rica, so I joined KW in an effort to give my client’s properties the exposure that was missing from the Pavones area. By joining CRGAR I also gained access to the MLS system used by both of the major Costa Rica associations and most of the larger companies like Coldwell Banker, Remax, Century 21 and of course Keller Williams.<br />
I am now, as far as I know, the only international real estate agent in Pavones, Costa Rica and the surrounding areas. I am the only real estate agent in Pavones with access to the Costa Rica MLS (CRMLS). When I upload your property to our MLS system and to the Keller Williams worldwide platform you get the exposure that was missing in Pavones. You better believe that I will be going above and beyond what you would expect from a real estate agent. We do professional quality photos and videos and upload those to the MLS, which in turn sends them out to all of the most popular websites in Costa Rica for real estate like Point2homes or Encuentra24.
